What are the Leasing Office hours?
We are open 9 AM-5 PM, Monday-Friday, and 10 AM-3 PM Saturdays and Sundays.
Can I choose my roommates?
Yes! If you already have specific roommates in mind, simply list them in the “Preferred Roommates” section of your application. As long as everyone lists each other and selects compatible floorplans, our team will work to place you together!
How does roommate matching work?
Wexler offers complimentary roommate matching based on the lifestyle questions completed during your application! These questions help us pair residents with compatible roommates based on preferences such as cleanliness, study habits, sleep schedules, social habits, and comfort levels around things like guests or alcohol. While we cannot guarantee a perfect match, our goal is to create the most compatible roommate experience possible for all residents.
How far is Wexler from California State University, Sacramento?
Wexler is located just steps from Sacramento State, making it one of the closest off-campus student housing communities to campus! Wexler is approximately a 6-minute walk to The WELL via Hornet Crossing and about a 10-15 minute walk to the Library Quad at Sacramento State. Students can also reach central campus in around a 5 minute bike ride or approximately a 5-10 minute drive depending on traffic. Wexler also offers a complimentary resident shuttle service to and from campus for added convenience!
Does Wexler provide a shuttle to Sacramento State and Sacramento City College?
Yes! Wexler will be providing a complimentary resident shuttle service to and from both campuses for added convenience!
What if I don’t have roommates yet?
No problem at all! Many residents sign individually without knowing their future roommates beforehand. Our roommate matching process is designed specifically to help pair residents with others who have similar lifestyles and living preferences.
How long is my lease?
All leases are 12-month starting on August 21st, 2026 and ending on July 31st, 2027.
Is a security deposit required?
Self-qualifying applicants are required to pay a security deposit equal to one installment. However, the security deposit may be waived by adding a guarantor to your application!
Guarantors must meet the following requirements:
- Have a valid Social Security Number (SSN)
- Meet credit qualifications (typically a 600+ credit score with no negative credit history)
- Demonstrate income of at least 3x the base rent
What is an installment?
Your contract is based on a total amount that is divided into 12 equal installments for convenience. Your first installment will be due August 1st and the last on July 1st, unless you choose to renew and stay at Wexler for another year. Because of this, August rent is not prorated.
When is my installment due? How do I pay for my installment?
Installments are due on the first of each month! Payments are considered late if not paid by the 4th of each month. Please log onto the Resident Portal and pay with a debit/credit card or link your bank account information to pay directly from your bank! There is a convenience fee when paying with a debit/credit card. You can also bring in certified funds or mail it into the Leasing Office.

What if I need to break my lease or plan to go home for the summer?
All leases are 12-month installments beginning on move-in day and ending July 31. If you need to leave early, you may relet your space by finding someone to take over the remainder of your lease. Please note that all relet candidates must be approved by the leasing office and meet our qualification requirements before the relet can be finalized. Additional relet fees and paperwork may apply.
What does my installment include?
For our shared spaces, your installment includes:
- High-speed WiFi and all utilities included in your base rent
- Fully furnished apartments
- Complimentary shuttle service to Sacramento State
- In-unit full-size washer and dryer (no laundromat needed!)
Plus, access to Wexler’s on-site amenities and our attentive, on-call staff.
What furnishings are included in the apartment?
All common areas come with the same furnishings!
The Living Room comes with:
- Couch (The size of the couch will vary depending on floorplan type)
- Coffee table
- Living room Smart TV and TV stand
- Dining room table and dining room chairs
- For floorplans housing more than 3 people, there will also be additional chairs for the bar area of the kitchen counter
The Kitchen comes with:
- A microwave-toaster oven
- Glasstop stove and oven
- Dishwasher
- Large Fridge with spacious freezer
Shared Bedrooms (Each person receives):
- Twin size XL mattress and bedframe
- Desk with a desk chair and desk lamp
- Two sets of drawers
What is not included in my installment?

Optional Add-Ons:
The following items are optional and available at an additional cost:
- Meal Plan (5 meals per week): Enjoy chef-prepared meals made fresh daily, with rotating menus for breakfast, lunch, and dinner.
- Parking: Access to our on-site parking garage is available for an additional monthly fee. Spaces are limited and offered on a first-come, first-served basis. Once secured, your space is reserved for you.
- Pet Rent: Additional monthly fee required for residents with approved pets.
What kind of security does Wexler provide?
To provide peace of mind to residents and parents, Wexler takes the following security measures:
Surveillance Cameras:
Wexler features an extensive security camera network throughout the entire building and parking garage. Cameras are placed at the following locations:
All exterior entrances:
- Lobby and leasing office
- Amenity spaces, including the fitness center, study rooms, and pool area - Parking garage
- Elevators
Controlled access:
Wexler provides residents LATCH app access to all exterior doors, amenity doors, and elevators. Additionally, each unit has LATCH app access to all front doors and traditional key access to individual bedroom doors.
After hours courtesy officers:
- Wexler also provides professional, on-call security after hours, who will be dressed in uniform. Call (888) 916-2016 for the security dispatch.
Do you allow pets?
Yes! Wexler is a pet-friendly community that welcomes dogs, cats, and fish! Pet owners are required to complete the necessary documentation, pay a $200 refundable pet deposit, and $25 Monthly Pet Rent. We do have some restrictions! Restricted animals include (but are not limited to) aggressive dog breeds, such as Pit Bulls, Rottweilers, German Shepherds, Huskies, Malamutes, Dobermans, Chow Chows, and Great Danes. What does this mean for Wexler Sacramento?
Wexler will continue to welcome transfer students, returning students, upper-division students, and anyone who qualifies for an exemption. Students who meet the exemption criteria can still enjoy an off-campus living experience that is close to Sacramento State and designed with student comfort and convenience in mind.
Who can request an exemption?
Sac State allows students to apply for an exemption if they meet certain conditions, and each request is reviewed individually.
A student may qualify if they live with immediate family or if their primary address is within a certain distance from campus:
- 50 miles for the 2026-2027 academic year
- 30 miles for 2027-2028 academic year
- are 21 years old or older by the first day of classes
- are considered independent on the FAFSA
- are active-duty military or veterans
- can demonstrate financial hardship
- are required to live at a job site as a care provider
- are participating in a study abroad program or internship that requires living outside Sacramento County
- Students with medical or disability-related needs that cannot be accommodated in campus housing
- Other special circumstances the university evaluates individually
Who is required to live on campus?
Beginning Fall 2026, all incoming first-year students who are not transfer students are required to live in Sac State residential housing for one academic year. This policy will continue for future incoming classes.
